General updates

In the last couple of weeks, a few key initiatives were completed:

(1) A new logic board was installed for the front gate and it seems to be operational again.  We will address the fact that the light is not working shortly

(2) The City of Chicago removed one of the tree stumps and re-planted a sapling in place.  We’re not quite sure why the second one wasn’t replaced at the same time, but hopefully the markings on the remaining stump indicate a future plan to replace.

(3) Annual dryer vent cleaning.  Several residents did not make arrangements to grant access.  If your dryer vent was not cleaned, you should arrange for the service to be completed at your own cost as soon as possible.  All unit owners are accountable to each other for the safety and security of all residents.

(4) Annual carpet cleaning.  We hope that the damage caused by the recent flooding on the 1st floor has now been mitigated.  All other floors were cleaned as well.

General Updates

  • Gate. We continue to experience intermittent problems with our gate.  Two external vendors conducted tests with both reporting that the gate is operational and unable to pinpoint the root cause of random failures.  In the event of another failure, please refer to the Manual Gate Operation file posted in the Resources section.  No owner should attempt to reset the gate; resetting the gate will prevent external vendors from conducting an analysis of the failure itself.
  • Front door.  A hinge on the front door was bent during a recent move-in preventing the door from closing.  While we get Allan-Odis to conduct a complete repair, please take extra caution to pull the door shut behind you.  Due to recent move in/out issues resulting in expenses for the building, the Board will be instituting move in/out fees shortly.  Remember: transporting larger equipment and furniture into, or out of, the building should always be done through the side door and with elevator padding in place.
  • Recycling.  Please make sure to breakdown all boxes so they don’t prevent other residents from depositing their trash.

Smile: You’re on camera!

In response to recent thefts in the building, a new 24-hour video surveillance system was installed last month.  The video feed from 3 cameras on the first floor is recorded around the clock.  Allan-Odis also installed a door guard on the main door as this appeared to be a method of entry in past incidences (a door guard already exists on the side door).  In addition, the Board will soon be installing a No Trespassing sign (at the suggestion of the Chicago Police Department) as well as “Premises Monitored 24 Hours” signs near the front and side doors.

Please help us keep the building secure by:

  • Not distributing door codes and keys
  • Not buzzing in people you are not expecting
  • Not propping the doors open for an extended period of time
  • Not allowing unfamiliar people to enter the building behind you (even when they appear to be using the intercom)

Updated waste & recycling program

In our continuing effort to improve convenience and manage building expenses, we have instituted a revised waste management and recycling program for our building.
Actions Taken:
  • Reduced waste pickup frequency from 3X to 2X per week, as the main waste bin was typically half empty on each pickup (expected annual savings: $2,000+)
  • Added single-stream recycling with pickup 1X per week, to give all homeowners a chance to recycle in a more convenient way (no longer need to separate recycling items), and to reduce the time Nico spends taking recycling to the recycling center (expected annual savings: $800+)
  • Positioned all garbage and recycling bins at north-end stairwells to minimize clutter and improve collection/removal efficiency for Nico
Reminders:
  • Place recycling items only into one of the 2 recycling bins on the 2nd or 4th floor north-end stairwells
  • Make sure to close garbage and recycling bin lids tightly to minimize the spread of foul odors throughout the building; especially when depositing food or discarded baby products
  • If a bin is full, please try to find another bin that has space (incl. on another floor) rather than leaving the garbage exposed
